PREAMBLE
These rules and regulations set out the conditions of stay and the house rules at Gîtes du Bassin. They apply to all tenants and their guests for the entire duration of the stay. Signing the rental agreement implies unreserved acceptance of these rules and regulations.
These rules and regulations apply to all tenants and their companions occupying the furnished tourist accommodation (gîtes) operated by SAS Gîtes du Bassin, located at 7 avenue Charles Gounod, Andernos-les-Bains (33510), France.
They govern the conditions of use of the accommodation and shared facilities, in particular the pool area comprising the heated swimming pool, the pool house, and the jacuzzi (if booked).
2.1 Arrival: Tenants may take possession of the gîte from 4:00 p.m. on the day specified in the contract, unless otherwise agreed in advance.
2.2 Departure: The gîte must be vacated no later than 10:00 a.m. on the departure day specified in the contract.
2.3 Handing over of keys: Keys are handed over in person at the check-in inventory. They must be returned at the check-out inventory. Any lost key will be charged at €50.
The number of people accommodated may under no circumstances exceed the maximum capacity stated in the rental agreement. Any additional, undeclared person may result in immediate termination of the contract without refund.
Day visitors must be reported to the owner and are only permitted with the owner's prior consent.
4.1 Proper use: Tenants agree to use the rented premises in a reasonable and responsible manner and to respect the property's intended use as tourist accommodation.
4.2 Prohibitions:
- Any commercial or professional use of the gîte is strictly prohibited
- Parties, noisy gatherings, and large gatherings are prohibited
- Smoking and vaping are prohibited inside the gîtes
- No alteration of the premises or installation of equipment is permitted
4.3 Pets: Unfortunately, pets are not allowed in our gîtes.
5.1 Respect for neighbours: Tenants agree to respect the peace and quiet of the premises and the surrounding neighbourhood.
5.2 Quiet hours: Quiet must be observed between 10:00 p.m. and 9:00 a.m. Noise disturbances (loud music, shouting, etc.) are prohibited during these hours.
5.3 Parking: Vehicles must be parked only in the designated spaces. Parking elsewhere on the property is prohibited.
6.1 During the stay: Tenants must keep the gîte in a normal state of cleanliness. Daily cleaning is the tenant's responsibility.
6.2 On departure: The gîte must be returned in a properly clean condition:
- Dishes washed and put away
- Bins emptied into the designated containers
- Furniture put back in place
- Floors swept
6.3 Waste sorting: Tenants must comply with the local council's waste sorting rules.
6.4 Garden and outdoor maintenance by the owner: During your stay, we will need to carry out pool maintenance, open and close the pool dome, and maintain the lawns, trees, and flowers. We will take care to respect your privacy while doing so.
SPECIFIC RULES FOR THE POOL AREA
ARTICLE 7 - CONDITIONS OF ACCESS TO THE POOL
7.1 Opening period and hours:
- Opening period: From 1 May to 30 October inclusive
- Access hours: Every day from 10:00 a.m. to 8:00 p.m.
- Outside these hours, access to the pool area is strictly prohibited
7.2 Restricted access: The pool area is shared between the two cottages and its access is reserved exclusively for tenants of the gîtes. Access by outside persons is strictly prohibited, except with the owner's express authorisation.
7.3 Conditions of access:
- Clean, suitable swimwear must be worn at all times
- Babies must wear special swim nappies
- A shower is required before entering the pool
- Shorts, Bermuda shorts, and regular street clothes are not permitted in the water
- Shoes must be removed before stepping onto the pool deck
ARTICLE 8 - SAFETY AND SUPERVISION
8.1 No lifeguard on duty: THE POOL IS NOT SUPERVISED. Swimming takes place entirely at the tenants' own risk.
8.2 Parental responsibility:
- Children under 16 MUST be accompanied and supervised by a responsible adult at all times
- Parents or responsible adults are civilly liable for the minors in their care
- Supervision of children must be active and constant
- It is recommended that children who cannot swim wear approved armbands or life jackets
8.3 Essential safety rules:
- Never swim alone
- Do not run around the pool area
- Do not push others into the water
- Diving and jumping are prohibited
- Swimming while intoxicated or under the influence of any substance is prohibited
- Do not swim after a heavy meal (wait at least 2 hours)
- Get out of the water immediately if you feel unwell, or experience cramps or chills
- Bringing glass objects, alcoholic drinks, or any object that could cause injury into the swimming area is prohibited

9.1 Before swimming:
- A shower is mandatory
- Using the toilet beforehand is recommended
- Any wound must be covered with a waterproof dressing
9.2 Health-related restrictions:
- Anyone suffering from a skin condition, infection, or open wound may not access the pool
- Swimming is prohibited in the case of a contagious illness
- Spitting, blowing your nose, or urinating in the pool is prohibited
- Throwing waste in or around the pool is prohibited
- Pets are not permitted in the pool area or its surroundings
- Bringing food into the pool is prohibited
9.3 Prohibited products: Suntan oils and greasy creams are prohibited before swimming (please use waterproof products instead).
10.1 Access: The pool house is accessible during the same hours as the pool.
10.2 Cleanliness: Tenants must keep the pool house clean:
- Clean up after use
- Dispose of waste in the bins provided
- Put away any furniture used
- Turn off the lights when leaving
10.3 Equipment: Equipment provided must be used with care and put back in place after use.
11.1 Floats and swimming equipment: Floats, air mattresses, and other inflatable accessories are permitted, provided safety is maintained and the space is shared respectfully with other tenants.
11.2 Games: Ball games are tolerated provided they do not disturb other users or the peace and quiet of the premises.
11.3 Music: Music is permitted at a reasonable volume that does not disturb the neighbourhood (until 8:00 p.m. at the latest).
11.4 Sun loungers and furniture: Furniture provided must be used with care. Moving furniture outside the pool area is prohibited.
ARTICLE 12 - USE OF THE JACUZZI
12.1 Booking required:
- The jacuzzi is an optional paid service not included in the rental of the gîte, which we will be offering from 1 August 2026.
- Use of the jacuzzi is subject to mandatory advance booking with the owner
- Booking slots last one hour per session
- Bookings are allocated on a first-come, first-served basis
- We recommend booking as soon as you arrive to secure availability
12.2 How to book:
- Contact the owner by phone, email, or directly through the website (relaxation area section) to make your booking
- State your preferred date and time
- You will receive a booking confirmation
- If cancelling, please give at least 2 hours' notice so other tenants can make use of the slot
12.3 Period and hours of use:
- Period: Available year-round, subject to availability
- Hours: From 10:00 a.m. to 9:00 p.m. (last slot at 8:00 p.m.)
- Please strictly observe the timing of your booked slot
12.4 Capacity and access:
- Maximum capacity as indicated on the jacuzzi must be observed
- Access is reserved exclusively for tenants who have made a booking
- Access to the jacuzzi is prohibited for children under 16
- Children must always be accompanied by an adult
12.5 Specific hygiene rules:
- A shower with soap is mandatory before use
- Clean, suitable swimwear must be worn
- Remove all jewellery, watches, and metal objects
- People with open wounds, skin infections, or contagious conditions may not use the jacuzzi
- Shaving or hair removal in the jacuzzi is prohibited
- Do not use oils, greasy creams, or cosmetic products before use
12.6 Safety instructions:
- Maximum continuous use: 15-20 minutes - take regular breaks
- Water temperature: do not change the settings without authorisation
- Never use the jacuzzi alone - always have at least 2 people present
- Get out immediately if you feel unwell, dizzy, nauseous, or uncomfortable
- Avoid sudden temperature changes (do not plunge into cold water immediately afterwards)
- Do not consume alcohol before or during use
- Wait at least 2 hours after a heavy meal
12.7 Contraindications:
Use of the jacuzzi is not recommended for people suffering from:
- Heart or circulatory problems
- High or low blood pressure
- Uncontrolled diabetes
- Epilepsy
- Infectious diseases
Pregnant women: Use is not recommended, particularly during the early months of pregnancy. Please consult a doctor before use.
12.8 Prohibitions:
- Diving or jumping into the jacuzzi
- Bringing glass, food, or drinks into or near the jacuzzi
- Smoking in or near the jacuzzi
- Using electrical appliances nearby
- Tampering with technical equipment, filters, or control systems
- Letting children play unsupervised
12.9 After use:
- Rinse your body with clean water
- Leave the area clean and tidy
- Report any malfunction or problem noticed to the owner
12.10 Liability:
- Use of the jacuzzi is entirely at the tenants' own risk
- The owner cannot be held responsible for accidents or ailments occurring during use
- Users acknowledge that they have read and understood the safety instructions and contraindications
- If in any doubt about your state of health, consult a doctor before use
ARTICLE 13 - SAFETY DEVICES
13.1 Protective equipment: The pool is fitted with a safety system that complies with applicable regulations (alarm). The pool is also fitted with a removable dome. This may only be operated by the owner, who will open it in the morning and close it in the evening. It must never be operated by pool users.
13.2 Compliance with safety devices:
- It is strictly prohibited to disable, dismantle, or bypass the safety devices
- In the event of a malfunction, notify the owner immediately
13.3 Closing up: The last user must ensure that the safety devices are locked.
GENERAL PROVISIONS
14.1 Owner's insurance: The owner holds public liability insurance as property owner. This insurance does not cover damage caused by tenants.
14.2 Tenants' insurance: Tenants must hold public liability insurance covering any damage they may cause. A holiday liability insurance certificate may be requested.
14.3 Liability: Tenants are responsible for:
- Their personal belongings (the owner accepts no liability for theft or damage)
- Damage caused to the rented property
- Accidents occurring during their stay, in particular in the pool area and while using the jacuzzi
15.1 Reporting damage: Any damage, breakage, or malfunction noticed during the stay must be reported to the owner immediately.
15.2 Repair of damage: Damage caused by tenants will be repaired or replaced at their expense. The amount will be deducted from the security deposit or invoiced separately if necessary.
15.3 Return of the security deposit: The security deposit will be returned within a maximum of 48 hours after departure, less any damage noted.
16.1 Fire:
- Smoke detectors must not be disabled
- A fire extinguisher is available in the gîte - please familiarise yourself with its location
- In the event of fire: evacuate, call emergency services (18), do not use the lift
- Do not block emergency exits
16.2 Gas and electricity:
- In the event of a gas leak: do not switch on any lights, ventilate the area, turn off the meter, evacuate, and call emergency services
- Do not overload electrical sockets
- In the event of a power failure, contact the owner
16.3 Water: Report any water leak to the owner immediately.
17.1 Household waste collection: Please follow the collection days and times set by the local council.
17.2 Recycling centre: Address and opening hours are provided in the welcome booklet.
17.3 Local shops and services: A list of nearby shops, doctors, and pharmacies is available in the gîte.
17.4 Wi-Fi: The Wi-Fi access code is displayed in the gîte. Reasonable use is requested.
In accordance with the General Data Protection Regulation (GDPR), the information collected is necessary for managing the rental. Tenants have the right to access, rectify, and delete their personal data.
19.1 Failure to comply with these rules: Serious or repeated failure to comply with these rules and regulations may result in:
- A verbal or written warning
- A ban from accessing the pool
- Immediate termination of the rental agreement without refund or notice
- Payment of damages
19.2 Neighbourhood disturbances: In the event of a complaint from neighbours about noise or other disturbances, the contract may be terminated immediately.
The owner reserves the right to amend these rules and regulations. Any changes will be communicated to tenants and displayed within the gîtes.
In the event of a dispute, the parties agree to seek an amicable solution before taking any legal action. Failing an amicable agreement, the competent court will be that of the location where the property is situated.
These rules and regulations form an integral part of the rental agreement. Signing it constitutes full and complete acceptance of all its provisions.
